Emerson Appraisal Company is a full service commercial real estate appraisal firm providing real estate appraisal and consulting services to Alachua County and the North Florida region. This covers an area from Orlando northward to the Georgia border and coast to coast in the northern section of the State. The firm does not appraise single family residential properties and specializes in commercial real estate, large agricultural holdings, special use valuation assignments and a wide range of litigation valuation assignments.
The firm was initially started in 1961 by Don Emerson, Sr., the founding president and owner. This is a family firm with three senior commercial appraisers including Don Emerson, Jr., Charles Emerson and William Emerson.
Don Emerson, Jr., MAI, SRA is the chief appraiser and president of Emerson Appraisal Company. His practice focuses on retail and office properties in the suburban area to agricultural and special use valuation assignments. Don is a national instructor for the Appraisal Institute and regularly teaches appraisers throughout the United States. This includes a broad range of appraisal methodology including advanced sales and cost approaches, income capitalization theory and techniques, advanced applications, standards of professional practice and the Uniform Standards of Professional Appraisal Practice (USPAP). Don provides review appraisal services and specialized valuation knowledge for properties involving complicated cash flow timing projections, lease analysis and risk return analysis. This includes leased fee versus fee simple valuations, sandwich lease analysis, subdivision development and other cash flow analysis.
William Emerson, MAI is a senior commercial appraiser with the firm and specializes in apartment properties, office properties, wetland valuation, timberland valuation, muck farms and other special use agricultural properties. Bill has a wide range of experience in all types of suburban commercial properties which includes a mix of special use properties such as churches, sororities, fraternities, group care homes and other similar properties.
Charles Emerson is a senior commercial appraiser specializing in industrial properties, agricultural properties, timberland properties, typical suburban commercial properties and various special use properties including sand mines, churches and specialized industrial facilities.
Emerson Appraisal Company has approved appraisers on the Suwannee River Water Management District approved list, St. Johns River Water Management District approved list, the Florida Department of Transportation as well as the Department of Environmental Protection (DEP) state list of approved appraisers. Our appraisers are approved by almost all major banks in the North Florida geographical area and regularly perform appraisals for lending purposes.

Other resources include direct computer access to the Marshall and Swift Cost Valuation Service, Data Comp comparable sales maintenance database program and the company is a Dohring on-line national database partner. Income and expense analysis is available through Argus cash flow analysis programs and we make regular use of Lotus 123, Excel and other spreadsheet programs.
